Entitlements & Land Planning

Make fragmented zoning and planning information easier to compare.

Resi Metrics organizes local zoning, future land-use, special-area planning, parcel, and related site information into curated geospatial products built for practical real estate review. Instead of starting with disconnected municipal maps, planning documents, appraisal records, and other source layers, users can begin with a prepared mapping workspace designed to support first-pass feasibility review, site comparison, entitlement screening, and planning research.

What These Products Help You Do

Put local land-use information into a practical review framework.

Zoning and planning information is often published jurisdiction by jurisdiction, using different terminology, map structures, and source documents. Resi Metrics products are designed to make that information easier to navigate and compare while keeping the local designation and source context available for follow-up verification.

Compare zoning more consistently

Bring local zoning districts into a common Resi Metrics category framework while retaining local codes, district names, and other jurisdiction-specific information where available.

Understand planning direction

Review future land-use designations, comprehensive-plan context, and special-area planning information in the same mapping environment rather than tracking separate planning documents one jurisdiction at a time.

Connect policy to the parcel

Where included, parcel-level products can bring together jurisdiction, zoning, future land use, tax-roll characteristics, floodplain and wetlands metrics, environmental flags, and other site indicators for first-pass review.

Start with a prepared map

Resi Metrics organizes the map before delivery with prepared layers and sublayers, deliberate symbology, and formatted information so users can focus on the site and planning question instead of constructing the GIS workspace from scratch.

MMPK-first, with KMZ where it fits.

The Mobile Map Package provides the richer and more complete Resi Metrics mapping experience, including larger parcel, tax-roll, environmental, and related feature sets where applicable. KML/KMZ may continue to be provided for applicable zoning and land-planning overlays, but it should be understood as a complementary format rather than a replacement for the complete MMPK experience.

The Resi Metrics Mapping Experience

More than a collection of GIS files.

The richer Resi Metrics experience is delivered through a Mobile Map Package (.mmpk) prepared for practical review in ArcGIS Earth. Layer organization, prepared sublayers, deliberate symbology, formatted popups, and other review decisions are assembled before delivery so users can start with an organized map rather than constructing the workspace from raw source files.

Try the experience

Download the free Resi Metrics sample and explore geographically limited extracts from multiple product families in one MMPK.

Open it in ArcGIS Earth

Open the local package in Esri's free ArcGIS Earth viewer. An ArcGIS Online subscription is not required for the core local review workflow.

Explore the prepared map

Move through prepared layers and sublayers, inspect mapped features, and review formatted information before deciding which full product fits your work.

Use the map for screening. Verify the source for decisions.

Resi Metrics land-planning and entitlement products are designed to support research, comparison, and first-pass screening. They do not replace official zoning verification, adopted-plan interpretation, appraisal district records, survey, title, engineering, legal review, environmental consulting, or other applicable professional and agency determinations. Confirm material findings with the appropriate current source before relying on them for a transaction, entitlement, development, or other decision.
