The Resi Metrics Mapping Experience

More than a collection of source layers

The value of the MMPK is not simply that the data sits in one file. Resi Metrics prepares the map so the information is easier to navigate, interpret, and review.

Curated organization

Related content is assembled into a deliberate map hierarchy so users can focus on the subject relevant to the current review.

Purpose-built presentation

Symbology, scale-dependent visibility, and prepared views help keep overlapping geographic information readable.

Formatted information

Client-facing fields and formatted popups present selected source information without forcing every user to interpret raw GIS attribute tables.

Geographic coverage

Statewide Texas coverage, packaged for practical use

The Texas Due Diligence Background is fundamentally a Texas product. Every dataset included with the purchase is available for the entirety of the State of Texas at minimum, while selected source layers extend nationally.

To keep the delivered MMPK practical in file size and performance, certain high-volume datasets are initially packaged for Resi Metrics’ Client-Focused Counties. Additional Texas counties can be supplied upon request as part of the purchased product.

State of Texas

Full purchase coverage

The purchase includes the entirety of Texas. Statewide datasets include streams, TCEQ environmental program information, TxDOT transportation layers, TDHCA application activity, and other Texas-wide content.

National

Broader source coverage

Selected reference datasets, including flood-hazard and USGS topographic information, originate from national sources and therefore extend beyond Texas.

Client-Focused Counties

Initial packaging strategy

Certain high-volume datasets—including wetlands, riparian information, and selected Railroad Commission layers—are initially packaged for Client-Focused Counties to manage MMPK size and performance.

Client-Focused Counties do not define the boundary of the purchase.

They are a delivery and file-management strategy for selected high-volume datasets. If your diligence work requires one or more additional Texas counties, contact Resi Metrics to request the applicable geographic expansion.

Delivery & viewing environment

Delivered securely. Opened in ArcGIS Earth.

The Texas Due Diligence Background is delivered as an Esri Mobile Map Package (.mmpk). ArcGIS Earth is Resi Metrics’ preferred free viewing environment for reviewing the package on supported desktop and mobile devices.

The core local MMPK can be opened and reviewed without an ArcGIS Online subscription. Users can navigate the map, turn prepared layers on and off, inspect formatted popups, change basemaps, search for locations, and use additional review tools as appropriate.

How your files are delivered

Secure file delivery through SendOwl

Following purchase, the dataset files are delivered through Resi Metrics’ secure file delivery service, SendOwl. The buyer receives an email providing access to the downloadable delivery package and an opportunity to opt into product-update communications.

This delivery workflow provides a practical download experience for larger GIS deliverables while keeping the purchase separate from a recurring software platform, user-seat license, or long-term software commitment.

The delivered package is conventionally provided as a compressed ZIP. Extract the delivery before opening the resulting .mmpk in ArcGIS Earth.

Because the product combines local and externally published content, access to certain live-source layers depends on connectivity and source-service availability.

Optional quarterly updates

Keep the dataset current on your terms.

Optional update price $125 per quarter Available for up to one year after purchase

The Texas Due Diligence Background is available as a one-time purchase. Buyers who want refreshed data may optionally purchase quarterly updates for up to one year following the initial purchase.

01

Purchase once

Purchase the current dataset and use it as delivered. There is no requirement to continue with a subscription platform, annual license, or recurring update commitment.

02

Add quarterly refreshes

Buyers who want refreshed data can optionally request quarterly updates at $125 per quarter for up to one year after the initial purchase.

How update communications work

Following the initial purchase, SendOwl will send the buyer an email that includes the opportunity to opt into product-update communications. Quarterly updates may also be requested directly from Resi Metrics by email.

Designed for screening and background review

Identify questions earlier. Verify material conditions independently.

The Texas Due Diligence Background is a planning and screening resource. Mapped public-source information can help identify conditions for further investigation, but the package does not replace site-specific environmental consulting, jurisdictional wetlands review, regulatory file review, survey, engineering, legal review, or other professional or agency determinations appropriate to the property and transaction.
